Summary:

K-Plus was hired to organize and compile data from a prior Phase I Environmental Site Assessment, and Focused Subsurface Investigations for submittal to the Site Remediation Program (SRP) at the Illinois Environmental Protection Agency in order to obtain a Comprehensive No Further Remediation letter.

The previous consultant's reports identified the presence of volatile organic compounds in excess of the soil saturation limit within the courtyard of the building. The courtyard had formerly been used for empty drum storage and was also noted with an earth bottom catch basin. K-Plus completed an additional subsurface investigation to further delineate and define the contamination at the property and to complete the analysis of the property for a comprehensive closure. Using TACO to calculate site specific Tier II objectives for the property, K-Plus was able to model the site contamination and it was determined that only a 20' x 30' area of volatile contamination would have to be addressed through remedial activities. K-Plus completed the remedial investigation/feasibility study, pre-design investigations, an engineering evaluation for remedial alternatives, cost estimate for remedial alternatives, remediation management, sampling and documentation. Chemical oxidation was determined to be the most cost effective treatment. K-Plus oversaw the application of chemical oxidation to the courtyard over the course of 18 months in order to lower the concentrations of volatiles in the courtyard to below soil saturation limits.

As a result of the coordination between K-Plus and the Agency the comprehensive NFR letter was issued and the site closed with the findings of No Further Remediation. The client used the NFR letter along with the cooperation of their local Alderman to obtain tax exemptions on the property, which over time will cover the cost of the remedial work that was completed.
