Summary:
K-Plus Engineering, LLC was contacted by U.S. Equities who manages First Midwest
Bank's properties to re-design the existing bank facility. The existing parking
lot had no sewer in place and sheet flowed to the northeast corner of the property.
The pavement was deteriorating and in poor condition and the ATM locations provided
poor traffic flow in the parking lot. The existing site needed to be brought up
to existing drainage standards. Instead of installing sewers and inlet in the parking
lot K-Plus sought an alternative utilizing Green Infrastructure and Best Management
Practices.
The existing grades of the lot would be maintained reducing the amount of demolition
in the parking lot. To address the drainage, K-Plus designed the site to have a
bioswale around the edge of the parking lot. The bioswale would provide a conveyance
system in a grassed area as well as provide detention that the site lacked. The
result was a decreased impervious area.
K-Plus prepared the plans and specifications as well as an estimate of cost for
the project. The project was quickly approved by the Village and is slated for construction
in the Spring of 2015.
